REZONING NOW ALLOWS SECONDARY SUITES

The Town of Gibsons recently unanimously passed a rezoning amendment which allows future single-family homes built at Touchstone at Gospel Rock to include secondary suites.

This brings Touchstone in alignment with all other areas of Gibsons and is in accordance with provincial rules.

The site is currently being prepared for the placement of pipes. Did you know that the pipes used in construction are colour coded? The green colouring of the pipes that you see in the image below means that these will be for drainage and sewer use.

While construction is actively happening on portions of the property to bring much needed homes, nearly 50% of Touchstone’s precious natural habitat is protected as parks and conservation areas in perpetuity. This includes 23 acres of preserved maritime forest, waterfront shoreline, walking trails, viewpoints, picnic spots, and of course, Gospel Rock itself, which remains untouched. All residential zones are nestled in the upper bench lands, allowing residents and the public to experience this amazing land together.

CONSTRUCTION UNDERWAY

As a reminder, as this is an active construction site, we kindly request that folks do not access the site at this point in time. For safety reasons, alternate places to walk should be found until the public trails reopen in the future.

The equipment that you see in the photos includes an Excavator, which is used to move soil and heavy lifting of rocks and other materials. You’ll also see a Grader, which we’re using in the construction of the roads in Touchstone. The Grader helps us achieve an even surface level. The other type of machine that you’ll see in the photos is a Compactor, which compacts and further smooths out the roads.

We’re excited to share that the Maycon Construction team is now set up and working at Touchstone. If you’ve passed by Touchstone lately, you’ll have noticed that their site office is now set up. This office, located in one of the trailers on the site, will act as the headquarters for our on-site construction team over the coming years.

The team has been focusing on the civil / earthworks stage, including working on the road and preparing for the on-site civil work.

Work on the construction fencing continues, with a combination of new fencing in some areas and repairs in others. As a reminder, now that construction work is underway, access to the site is restricted, so those who have been accessing the site will need to find alternate places to walk until the public trails reopen in the future.

Looking forward, in the coming days and weeks, you’ll see more equipment arriving.

SUMMER UPDATE

The Maycon team will be onsite starting next month, and you can expect to see even more action and equipment onsite soon.

In the coming weeks, the team will be doing maintenance work on the fencing around the Touchstone site, including on the North side along Chaster Road. This includes a combination of new fencing in some sections and fence repairs in other sections.

Updating our construction fencing is an essential step in ensuring the safety and security of the Touchstone site. The process of updating the fencing includes several steps, including clearing debris and obstacles from the fence line, removing existing worn-out fencing, and finally, installing the new fencing. Looking forward, we will be focusing on the civil / earthworks stage of construction next.

Once the fencing is updated, we kindly request that folks who have been accessing the site will need to find alternate places to walk until the public trails reopen in the future.

RARE FOREST PROTECTED ON THE SUNSHINE COAST WITH NEW CONSERVATION COVENANT 

After more than 35 years of community, non-profit, and local government effort, 

16.6 acres of rare and sensitive forests on “Gospel Rock” are now permanently protected. 

FOR IMMEDIATE RELEASE: March 28, 2022 

Gibsons, B.C. – Sunshine Coast Conservation Association (SCCA), The Land Conservancy of British Columbia (TLC), Greenlane Homes, and the Town of Gibsons are pleased to announce the registration of a conservation covenant protecting 6.72 hectares (16.6 acres) of one of the most spectacularly beautiful and ecologically sensitive places on the Sunshine Coast: Gospel Rock. Overlooking Atl’ka7tsem Howe Sound and the Salish Sea at the southwestern edge of the Town of Gibsons, the scenic bluff of Gospel Rock is home to the last stretch of natural waterfront in the municipality. Located within the unceded territory of the Sḵwx̱wú7mesh Úxwumixw, Gospel Rock is found within the Coastal Western Hemlock Biogeoclimatic Zone (CWHxm), one of the most highly disturbed groups of ecosystems in British Columbia. 

The conservation covenant, a legal agreement registered on title, restricts activities which would compromise ecosystem integrity or displace its species. Primarily composed of mature dryland forest, the covenant protects six ecological communities including the provincially red-listed Douglas-fir – Western Hemlock/Salal Dry Maritime (CWHxm1-03). This complex of ecosystems provides habitat for a rich diversity of flora and fauna species. 

Protecting Gospel Rock with this conservation covenant is the culmination of over 35 years of conservation efforts to protect this regional ecological legacy. Community advocacy, spearheaded by the Friends of Gospel Rock Society, created a strong foundation for the covenant partners and property owners Greenlane Homes to collaborate on developing a conservation covenant that will provide protection for these rare ecosystems in perpetuity.
